- Number of properties and rent received summary
- Expense records (letting agent fees, repairs/maintenance, insurance, etc.)
- Mortgage interest statements (where applicable)
- Any deadlines or urgency
Notes
- Please don’t enter PPSNs or upload ID documents via website forms. If AML/KYC applies, we complete it after you confirm engagement.
- Larger portfolios or non-standard arrangements are quoted separately once scope is confirmed.
- Non-resident landlords: where NLWT applies, we can support RN (registration number) + the annual NLWT return as a pre-agreed add-on once scope is confirmed — see Pricing.
Revenue guidance is available on the Revenue website.
How it works
1) Request a quote
Use the short form to give a summary. We’ll confirm scope and the fixed fee in writing.
2) Share your records
You receive a checklist and we confirm the agreed method for sharing records after engagement is agreed.
3) Review draft, then file
For landlord tax return work, payment is normally required before review/preparation work starts. We prepare a draft for review and file only after you approve.
Timeline: it depends on complexity and on receiving complete records. Once scope is confirmed, engagement is accepted, AML/KYC and authorisation are complete where required, and we have complete records, we typically target submission within 5 business days. Revenue processing times are outside our control.
Pricing

FAQs for Landlords and Rental Property Owners
Do you handle rental schedules and Form 11?
Yes. We prepare the rental schedule and file the Form 11 where required. We confirm scope and the fixed fee before we start.
I’m PAYE and I have rental income — can you help?
Yes. This is common and often requires Form 11. We’ll confirm the correct filing route after reviewing your income sources.
How do you decide Lite vs Plus?
It depends on the number of properties and transaction volume. We’ll confirm the correct package after reviewing your records.
Can you help with prior years or late filings?
Yes. We can help with prior tax years and late returns. The fee depends on how many years and the quality of records — we’ll confirm scope and price upfront.
I’m a non-resident landlord — can you help with NLWT?
Yes. Where NLWT applies, we can support RN + the annual NLWT return as a pre-agreed add-on (+€150 incl. VAT). We’ll confirm scope and what records we need before starting.
What expenses can I claim against rental income?
Common allowable expenses include agent fees, repairs/maintenance, insurance, certain professional fees, and mortgage interest (subject to Revenue rules). Local Property Tax (LPT) is not deductible. We’ll review what’s applicable based on your records.
Can you deal with Revenue follow-up questions?
If Revenue raises routine follow-ups related to the return we filed, we can help you respond. Anything substantial (reviews/audits/complex queries) is scoped and priced separately.
